Your transaction

What usually goes wrong.

  • Closing dates that don’t move while the Phase I takes 3 weeks
  • Vendors that quote “site-specific” prices after the borrower has already been told a number
  • Transaction Screens and Phase Is that come back without the Appendix 5 letter
  • A different consultant for every state

Our approach

Know the scope, price and date.

  • Published prices and delivery times for standard-scope reports.
  • A confirmed proposal before you authorize.
  • One request and a single point of contact who keeps you updated by phone or email.

Built around SOP 50 10 8.1, Section A, Chapter 5, Paragraph E.

We check the NAICS codes for the property’s current and known prior uses against Appendix 6 at order, apply the $250,000 threshold and the Environmental Questionnaire rules, and flag gas stations, dry cleaners and child-occupied facilities. If an RSRA comes back anything other than low risk, the full fee is credited toward a Phase I on the same property ordered within 30 days.

Your questions

Questions we are asked.

Have a question about your property or transaction? Talk to our team.

Do you provide the reliance letter in Appendix 5 form?

Yes. Every Transaction Screen, Phase I and Phase I update comes with the Appendix 5 letter, unmodified and at no charge, addressed to your institution and the SBA. On a 504 loan the letter names the CDC; the first-mortgage lender can be added as a reliance party for $99, with its letter issued within 1 business day of a complete request. An RSRA needs no reliance letter under SOP 50 10 8.1.

Can the borrower order and pay while our institution relies on the report?

Yes. The borrower can order and pay as our client. The Appendix 5 letter is addressed to your institution and the SBA, and it authorizes both to use and rely on the report. At order, give us your institution’s legal name and address, say whether the loan is 7(a) or 504, and list any other party that will rely on the report.

What if our credit policy requires EDR or ERIS data?

Add an EDR, ERIS or Environsite commercial radius report for $200 and we attach it to the report appendix. Our own regulatory search covers the records and search distances in ASTM E1527-21 and 40 CFR 312.26; the add-on is for credit policies that name an approved data vendor.
