Phase I Update

Closing more than 180 days, but less than a year, after your Phase I work? A Phase I update redoes the records search, site visit and interviews and reissues the report with a new Environmental Professional declaration: $595 and 4 business days for reports we wrote. Other firms’ reports are quoted within 1 business hour of seeing them.

Documentation, not just findings.

Each Phase I includes the Environmental Professional’s qualifications and declarations, a review of the User Questionnaire, an opinion on significant data gaps, the dates of the interviews, records review, site visit and declaration, and the records and historical sources reviewed. Each additional reliance party is $99, with the letter issued within 1 business day of a complete request, and an update of our own Phase I is $595 in 4 business days.

Your questions

Questions we are asked.

Have a question about your property or transaction? Talk to our team.

Can you add a reliance party after delivery?

Yes. Each additional reliance party is $99, and the letter is issued within 1 business day of a complete request. The SBA Appendix 5 letter is included at no charge with every Transaction Screen, Phase I and Phase I update, and its language cannot be modified, so a party it does not name, such as the first-mortgage lender on a 504 loan, needs its own reliance.

Do you perform Phase IIs?

We scope and coordinate them with licensed PE/PG partners and manage the engagement; we do not self-perform drilling or sampling.
